Downtown Palo Alto has Stanford University to thank for its very existence. It was during construction of the higher learning facility during the late 19th century that the town sprang up to offer the university's administrators, faculty and other staff  a place to call home. When Leland Stanford established the college, he did so under the condition that the area was declared dry, meaning no alcohol was sold.  To the delight of modern students, the ban was lifted.

The town retains its original charm through its blend of retail, commercial and residential structures. Condo complexes, office buildings and retail shops create an urban environment with character that attracts potential homeowners. University Avenue offers a variety of entertainment options, including bars, restaurants, salons, boutiques, a park plaza and a theater.

The downtown area boasts more condominium units per square foot than other neighborhoods in Palo Alto. Many of these multi-level structures have street access. Houses tend to be smaller than in other areas because they were designed as worker bungalows when they were built in the 1890s.

If there is a downside to Downtown it is the lack of parking. The city was forced to enact a four-color parking zone ordinance. Car owners can only park for two hours at a time before they have to move their vehicle to another color zone.
